Mid-October Market Check: Rates at 7.4%, Inventory Tightening, and the Prop 19 Window Westside Families Should Know
Mid-October brought a new set of numbers that families managing complex property transitions should read carefully. The 30-year fixed mortgage averaged 7.40% in the first week of October, the highest level since 2023, while Los Angeles County inventory tightened to its lowest months-of-supply reading in a year. On the Westside, prices are holding, with median sale prices up about 1.4% year over year. If you are navigating a probate, trust, inherited property, or senior transition, this post translates the latest data into a clear plan, including a Proposition 19 window that families inheriting a home should know about before it closes.
Every month I read the market with one question in mind: what does this mean for the family carrying a heavy real estate decision? Not the headline, not the index, but the practical translation for a trustee, an heir, an executor, or an adult child helping a parent move into the next chapter. Here is what mid-October is telling us, and how to use it well.
Mortgage Rates at 7.40%: The Highest Since 2023
The most important number this month is the mortgage rate. According to Freddie Mac's Primary Mortgage Market Survey for the week ending October 8, 2026, the average 30-year fixed mortgage reached 7.40%, up from 7.28% the prior week and well above the 6.30% of a year ago. That is the highest level since 2023, and it changes the arithmetic for both buyers and sellers.
For buyers, 7.4% financing raises the monthly cost of every purchase by a meaningful amount. For sellers, it means buyers are more deliberate, more price-sensitive, and more likely to compare before they commit. And for an estate, trust, or inherited property sale, it widens the gap between the home that is prepared and positioned well and the one that is not. The prepared seller still attracts multiple offers. The unprepared one waits.
Across more than two decades and over 1,100 homes sold, I have watched this pattern repeat: when rates rise, the fundamentals matter more, not less. A realistic value range, clean paperwork, thoughtful condition, clear disclosures, and a pricing strategy built for today's buyer rather than last spring's. That is where a strategist earns their keep, and it is exactly where AI-forward analysis helps me model scenarios and compare outcomes before we ever put a sign in the yard.
Los Angeles County Inventory Is Tightening: The Narrative Has Flipped
Earlier this year, the story was rising inventory. Mid-October, the story has changed. Los Angeles County's months of supply has tightened to roughly 3.9, down from about 4.3 a year earlier, and the county's median listing price held near $950,000 in September, according to Realtor.com data published through FRED. Recent reporting, including the Santa Monica Observer on October 12, describes LA County home prices holding flat to modestly higher as inventory tightens slightly.
What does tightening inventory mean for a family selling an inherited or trust property? It means competition among buyers can return for well-priced, well-presented homes, and that the calendar matters. It also means each listing decision carries more weight: with fewer homes to choose from, buyers act on the properties that are ready, and they pass on the ones that are not. Preparation is the difference between a sale that draws offers and a listing that sits.
The Westside Is Holding Its Value
On the Westside, the market is holding its ground. Redfin's Westside data shows a median sale price near $1.8 million over the last three months, up about 1.4% year over year, with the median price per square foot at roughly $987, up 7.8%. Across the city of Los Angeles, the median sale price sits near $1.1 million over the trailing three months, down a modest 1.4% year over year, with homes selling in about 52 days and averaging roughly three offers.
The translation for the families I serve: the Westside remains one of the most resilient, high-value markets in the country. Santa Monica single-family medians hover near $1.8 million. Beverly Hills, Brentwood, Pacific Palisades, and Bel Air continue to command premium positioning. When a long-held family home finally comes to market, it is entering a market that still rewards quality, clarity, and care.
The Prop 19 Window Families Should Know About
One of the most actionable things in this month's numbers is not a price at all. It is a window. Under Proposition 19, the parent-child exclusion that protects the factored base-year value of a family home is capped at $1,044,586 in assessed value for transfers between February 16, 2025 and February 15, 2027, an inflation-adjusted figure that resets with each two-year cycle.
For a family inheriting a home right now, that means the current transfer window is open, and it closes on February 15, 2027. To qualify, the child must make the inherited home their principal residence within one year of the transfer. Rentals and second homes no longer qualify and are fully reassessed. For seniors, Proposition 19 also allows eligible homeowners 55 and older to transfer their tax base to a replacement primary residence anywhere in California, up to three times, buying within two years of the sale and filing within three.
None of this is tax or legal advice, and every family's situation is different. But it is exactly the kind of timing question that deserves a conversation with a qualified professional before, not after, a decision is made. My job is to make sure that conversation happens early enough to matter.
Why Los Angeles Probate Volume Keeps Growing
The demographic engine behind so many Westside listings is still running. In fiscal year 2024-25, Los Angeles County recorded 12,051 estate and trust probate filings, about 28.7% of the statewide total of 66,908, more than Orange, Riverside, San Bernardino, and San Diego counties combined, according to the Judicial Council of California's Court Statistics Report. And the trend is pointed in one direction: California's 65-and-older population is projected to grow roughly 60% by 2034, feeding the largest generational wealth transfer in state history.
For families, the practical meaning is simple. Inherited and trust properties are one of the largest and most consistent pipelines of homes on the Westside, and they arrive with court timelines, family dynamics, and emotional weight attached. This is not a market for a transactional listing agent. It is a market for a strategist who understands both the court process and the property process, and who can organize the chaos, protect the decision-maker, and lead the family to the right next step.
The Rest of October on the Westside: Community Anchors
A heavy real estate decision does not have to crowd out the season. The second half of October across the Westside is full of low-pressure, family-friendly moments that bring neighbors together. Times and details are as published at the time of writing and can change, so please confirm with the venue before making the trip:
- Mr. Bones Pumpkin Patch: running through October 31 in Culver City, with pumpkins, games, and fall fun for all ages. A classic Westside family outing.
- Youth Halloween Carnival: Saturday, October 17 in West Hollywood, a family-friendly afternoon that includes a pet costume contest.
- Marina Spooktacular: October 24 and 25 at Burton Chace Park in Marina del Rey, Halloween by the harbor for kids and grownups alike.
- West Hollywood Halloween Carnaval: Saturday, October 31 along Santa Monica Boulevard, one of the city's most iconic celebrations.
- Santa Monica Pier & Downtown: the Pacific Park Halloween Funhouse runs all month, and Downtown Santa Monica hosts its Dia de los Muertos celebration with kids' crafts, face painting, and community altars.
- Neighborhood farmers markets: Santa Monica on Wednesday and Saturday mornings plus Sunday on Main Street, Beverly Hills and Brentwood on Sunday, West Hollywood at Plummer Park on Monday, Culver City on Tuesday, Venice on Friday, and Mar Vista on Sunday. They run year-round and anchor their communities all season long.
When a family is carrying a heavy decision, small moments of community matter a great deal. These anchors are part of what makes the Westside such a meaningful place to call home, and they are a good reminder that this season, like every transition, is about the next chapter, not just the last one.
A Final Thought
If you are reading this because a parent's home needs decisions, a trust file just landed on your table, or a senior in your life is beginning to talk about the next step, here is what I want you to hear: the market is telling us to be prepared, not to be afraid. Rates are higher, but well-positioned homes still draw offers. Inventory is tighter, which favors the family that is ready. And the Prop 19 window, like every window, rewards those who plan before it closes.
