It follows a pattern Los Angeles has held for years: the county logged about 12,490 probate cases in 2021 and about 13,063 in 2022, and the demographic trend points in one direction. California has the nation's largest 65-and-older population at roughly 6.3 million people, and a large share of those households own real estate. That combination of aging homeowners and appreciating California homes keeps the probate and trust pipeline full.
Here is the practical translation for families: a growing number of Westside homes are arriving on the market through estates and trusts, and most of them still run through the full probate process. Los Angeles area homes sold at a median near $1.0 million as of April 2026, which means most inherited homes here exceed the state's $750,000 primary-residence succession cap. Typical Los Angeles probate cases take 12 to 18 months, and at the Stanley Mosk Courthouse in Downtown Los Angeles, heavier caseloads can push timelines to 18 to 24 months. Court-confirmed sales add their own layers, including overbid hearings and broker-of-record requirements. None of this is bad news. It is information, and information is the beginning of a strategy.
